CHBO Rental Program Reservation Process
Below is a comprehensive guide outlining the stages involved in the CHBO Rental Program reservation process from the perspective of the tenant. CHBO takes charge of coordinating the entire transaction, ensuring a seamless transition for tenants moving into properties managed by owners under contract with CHBO.
- Complete the CHBO rental application for the listing(s) you are interested in renting. A photo ID is required for each applicant over the age of 18.
- Complete the TransUnion SmartMove background check process. A link to initiate this process will be sent to you after the rental application is completed.
- This is a soft pull on your credit report and will not affect your credit score.
- Once your application is approved, we will initiate the rental agreement process.
- All rent, fees, and deposits are due upfront when your lease is signed and executed.
- Your first invoice will be for 30-days, no matter what day of the month you move in.
- If you are moving in on the 15th of the month or after, the prorated rent for the 2nd month is also due upfront.
- Your next rental payment will then be due on the first of the next full month following your move-in date.
- You may pay via ACH, wire transfer, cashier’s check, or credit card. If your move-in date is within 7 days of when your lease is executed, you must pay via credit card or overnight a cashier’s check to CHBO.
- We will need a copy of the front and back of the credit card being used.
- Once your move-in invoices are paid, your reservation will be complete.
- CHBO will send you a reservation confirmation with all the information you need to check into your rental on the day of move-in.
- REMINDER --- All CHBO reservations require a 30-day notice to vacate before your departure, even if you plan to leave on the lease end date.
- If you do not request an extension or enter your notice to vacate prior to your lease expiration, your lease will automatically continue on a month-to-month basis until CHBO receives your 30 days’ notice
- CHBO does suggest you complete a move-in and move-out walk thru with the Owner to detail and repairs needed or discrepancies to be recorded. Please email a copy of your condition form to reservations@mychbo.com.
- Once you have departed, your security deposit (if applicable) will be refunded to you within 21 days.
- You will be notified in a timely manner of any deductions submitted by the owner with corresponding documentation for the repair/replacement items.
