DO NOT RENT – Landlord Negligent, Unit Unsafe and Uninhabitable If I could leave zero stars, I would. This landlord is irresponsible, dishonest, and negligent in ways that directly endangered my health and safety. I rented an unpermitted ADU that turned out to be completely unfit for occupancy. A professional mold inspector documented that the walls—especially in the bedroom—were 99% water saturated, and recommended that the landlord conduct further inspection behind the walls due to likely mold infestation. She was given this report—and did nothing. She refused to investigate, refused remediation, and ignored clear evidence that the living conditions were hazardous. On top of that, the landlord breached the lease agreement by promising to replace the broken AC unit, then instead removed it completely. This left the unit hot, humid, and unventilated, directly contributing to the spread of mold and making the space medically unsafe to live in. The unit was also a fire hazard. The landlord herself admitted the electrical was not done properly, and during my tenancy, the power went out at least nine times. There was no fire department inspection, the carbon monoxide detector was removed by the property manager despite having gas lines, no verification of safety, and the wiring clearly violated building standards. This place is illegal all the way around and the landlord refuses to refund me. In the end, I had to abandon the unit due to the extreme health risks and lack of habitability. This landlord ignored professional findings, broke contractual promises, and left a tenant to fend for themselves in a dangerous, uninspected, mold-ridden space. Avoid this landlord at all costs. No rental is worth risking your health and safety.

Beware Noah’s review - He is twisting the truth and here’s what happened: Saying our little guest house was hot, humid and unventilated is so untrue. Not only is there an air conditioning unit, but there are screened windows that easily open in every single direction and in every room, as well as French doors that open onto a private patio. We get lovely ocean breezes here. We ourselves stayed in our little guest house the week before he moved in. We cooked and ran the dishwasher, washed and dried bedding in the stackable washer/dryer, microwaved and with all the appliances and it was not blowing circuits. But just in case, we had an electrician go in and add 2 dedicated circuits and another so that we could install a new mini split in the future. In words of the electrician: He is and was never in danger. We have been responding to each of his other complaints in a timely manner and the professional findings are showing he is wrong: The air is free of mold, (just to make him feel better we gave him an air purifier), the electrician has stated that a breaker tripping does not mean its dangerous. I grant that there was an error with the new mini split installation being added to the kitchen circuit but that was removed and we went out of our way to add two dedicated circuits to the kitchen and a third for a future mini split. The air is not hot in the unit and to make sure, there is a ceiling fan, a personal fan, and a portable air conditioner while we deal with the mini split removal and return. We put in two blinds on the French door at his request and responded in a timely manner to all of his 85 texts and even said that he could move out without notice and would refund his security deposit just to stop this barrage of mean spirited manipulations and harassment. *He told me he was having trouble getting his security deposit back from his prior landlord. These complaints were diverting us away from HIS breach of lease by moving in another man
