I am a native Washingtonian and a licensed Real Estate Associate Broker in the DMV since 1998. This is a property that I own and from 2005-2009 I did short term rentals until 2009 when I decided to do a longterm lease. I had the same tenant 7/2009 until 10/2016. From January 2017 to August 2017 I had the apartment on AirBNB and I became a super host. Most recently I had someone take the apartment for 9 months who ended up staying for 18 and 1/2 months.
