What Responsibility Do Tenants Have With the Maintenance of Corporate Rentals?

When you come in as a tenant in corporate rentals, you may have the idea that you have no responsibility when it comes to maintaining the property. It isn’t yours, after all. However, that is often not the case. The property owner is largely responsible for the corporate housing maintenance, but there are responsibilities assigned to you as well. We’ll look at exactly what that means for you as a tenant in a rental property.

Responsibilities of the Owner

The owner of the corporate rentals is responsible for a large list of things. They are in charge of the structural integrity of the house, the plumbing, the wiring, lighting, ventilation, and smoke detectors. In addition to that, the landlord is the person who is required to keep the paint, carpets, and wallpaper in working order if there is normal wear and tear.

Responsibilities of the Tenant

If you cause any kind of damage to the property, that is your own responsibility as a tenant. For instance, if you have a pet who scratches up the floors or the couch, you are responsible for repairing those damages. It doesn’t matter if the pet was yours or a friend’s, you are responsible for the damage. You also are tasked with corporate housing maintenance in terms of keeping the property clean while you are using it. Leaving trash to build up or not cleaning up can lead to an infestation of pests and it is the tenant’s responsibility to prevent or fix the issue if it happens.

One of the things that can lead to problems when it comes to dividing responsibly is where the line between wear and tear and other damage is drawn. A tenant of corporate rentals isn’t responsible for the former, but if they were to spill something and cause a stain, that is their responsibility to restore the carpet or furniture the stain is found on.

Protection for Both Parties

The good news is that both the landlord and tenant have protection available. There may be a significant security deposit in place in case of potential damages, or there may be the need for the tenant to invest in Accidental Rental Damage Insurance, this is often preferred and can be provided at a lower cost.

The best thing to do is ensure you treat a rental property the same way as you would any other dwelling. Clean up when needed, take care of spills and accidents, and be a great tenant.
