What Are the Best Markets for Buying a Rental Home?

The research firm RealtyTrac recently conducted a survey of the best U.S. markets to buy a single family home for the purpose of renting it out. The firm picked the top 20 markets that represent the best chance for generating good cash flow. Eight markets in Florida, which was hit hard by the housing bubble, made the list, as prices make a strong return. Also, Atlanta and Phoenix topped the list, which are two of the most popular cities searched for short-term corporate housing rentals on CorporateHousingbyOwner.com. If you’re in the market for a rental home – and are considering...

Alco Stores Moving Corporate Headquarters to Texas

After more than 100 years in its Abilene, Kansas location, retail chain Alco Stores Inc. says its moving its corporate headquarters to a Dallas suburb. Alco operates more than 200 discount stores throughout the midwest; stores that serve smaller communities with limited access to big box retailers. In an article in The Kansas City Star, CEO Rich Wilson says he believes the Dallas area headquarters will be more accessible for vendors, and will help his company attract and keep executives. It’s unclear if any workers will be relocated to Dallas and continue to work for Alco; however, if any...

Katy Perry’s Los Angeles Home For Sale

Katy Perry’s LA home is officially on the market for $6.95 million – wow!  See the listing here. Perry purchased the property with her ex-husband, Russell Brand, but apparently the couple never moved in and neither have lived in the home. Figuring out what to do with the family home post-divorce is never easy. Oftentimes, neither the husband nor wife can afford the home on their own, leading them to quickly rid of the property. However, if market conditions aren’t ripe for selling in your neighborhood, or you have trouble finding a seller, a couple could always rent out...

What Not To Do As a Corporate Housing Landlord

When I travel I always try to stay in a weekly corporate or vacation rental property. A few weeks ago I traveled to Chicago and did just that – stayed in a corporate rental managed by a property management company. At first I was thinking that I would get wonderful service. Property management companies know what they’re doing. But from the minute I arrived, I had a gut feeling I was in for a disappointing experience. This leads me to the title of this blog post, “What NOT to do as a corporate housing landlord”: Don’t Forget to Provide...

Should You Outfit Your Corporate Rental with a Landline Phone

Furnished property owners know that landlines are optional today. (In fact, to be CHBO Complete, you are no longer required to have a landline – it’s optional!) Some corporate rentals have them, some don’t. You may be wondering, should I have a landline in my property or is this an expense I can cut back on? Here is some food for thought on the topic to help you decide: The Case Against Landlines Landlines can be a costly and unnecessary expense for your corporate rental. If your property caters mostly to business travelers, it’s likely no landline is needed....

Tips for Taking Great Real Estate Photos

Don’t let your property end up in the hall of fame for bad real estate photos! Nothing turns off potential tenants more than bad pictures. Here are a few tips to make sure you get a winning shot: 1.) Clean up: Photos serve as a window into your property and nobody wants to see a big mess. Go from room to room and make sure that each room is neat and tidy. Be sure to clear off counter tops, remove distracting items and hide any exposed wires. 2.) Lighting: Avoid shooting rooms in direct sunlight. This strong light can...

Ask lots of questions before renting a property

Before renting a corporate rental, it’s important that you ask the right questions of whoever you’re renting from, whether it’s directly from the landlord or from a property manager. Here are some questions to get you started: Rates: What does the monthly rate include? Are there special rates for longer stays? Are there other fees I should know about? Location: Is there a local office or on-site contact available round the clock should I need help or have an issue? Services: What additional services do you provide? For example, is there 24 hour maintenance service or on-site gym? Accreditation:...

Marketing your corporate rental

As a Corporate Rental Owner, are you aware that more than 20% of tenants in “by owner” rentals stay one year or longer? This is in stark contrast to the managed corporate housing industry where the average stay is only 80 days. In the extended stay industry, the average stay is less than seven days according to the 2009 “By Owner” Corporate Housing Report. To best market and optimize your property’s likelihood of attracting desirable tenants, you may want to consider offering the following to prospective renters: List a monthly and/or yearly rental fee in addition to your nightly...

Don’t Throw Out That Damaged Wood Table Just Yet

I was pleasantly surprised to learn that wood damage can be repaired. Like treating broken objects with glue, wood can be refilled and refaced. I came across this problem when a tenant vacated a property and I noticed damage to a piece of furniture. Apparently, a visiting canine treated the table’s corner as a teething object. Convinced that I had to replace the high-end table for the owner, a friend of mine told me that she watched her father use wood filler to repair stairs made of cherry wood that was chewed by the family dog. Wood filler? In...
